The development officially tops out as Almal completes its entire superstructure and advances the entertainment-led hospitality project into façade, MEP and interior fit-out.
Almal Real Estate Development has reached a major construction milestone at The Unexpected Al Marjan Island Hotel & Residences, completing the development’s entire superstructure and concrete works across all floors.
The development has now officially topped out, following the casting of the final upper roof slab above the project’s restaurant and wellness amenities. The milestone completes the principal concrete structure and marks a significant transition in the development programme, with the project moving from major structural works into its next phase.
With the superstructure complete, activity is increasingly focused on façade and glazing, MEP installations, internal partitions and interior fit-out. These works are already progressing across multiple levels, bringing the architectural and interior character of The Unexpected increasingly into view.
Overall construction progress has now moved well beyond 50%, following the 42% officially recorded by RERA in July 2026, demonstrating the significant pace of progress achieved on site.
“For us, the most important story is delivery. Moving well beyond 50% construction progress and completing the superstructure are significant milestones and step forward to prepare for the operational phase.” Dmitriy Starovoitov, Founder, Almal Real Estate Development
Located on Al Marjan Island, Ras Al Khaimah, The Unexpected is a 422-unit entertainment-led hotel and residential development, operated by Palladium Hotel Group under The Unexpected Hotels & Residences brand. Entertainment forms a central part of the concept and future commercial ecosystem, alongside dining, rooftop and beach club experiences.
“Completing the superstructure is a defining moment for the project. We are now transitioning into the next stage of delivery, with façade, MEP and interior works progressing simultaneously across the development.” Mohammed Khader, Chief Operating Officer, Almal Real Estate Development
The milestone comes as Al Marjan Island continues its rapid transformation, with major hospitality and residential developments progressing across the destination alongside new infrastructure and significant international investment.
In early December, Almal will bring together project partners, investors, media and key stakeholders to commemorate the Topping Out milestone, alongside a number of other significant project milestones and achievements to be celebrated.
